Frequently Asked Questions
Getting Started
After the discovery call we will arrange a site visit and consultation to review the property in more detail.
This allows us to assess the property’s potential, discuss positioning and explain how our management service would work before getting started.
All bookings and payments are handled through our systems, so owners don’t need to deal with guest payments directly.
Revenue from bookings is collected and, after management fees and any property costs such as cleaning or maintenance are deducted, the remaining balance is paid directly to the owner.
In short, we handle the day-to-day running of the property while owners receive regular income from their holiday let.
We handle all guest communication, from initial enquiries through to check-in instructions and support during the stay.
Providing fast, clear and friendly communication is a key part of delivering a great guest experience.
Guest experience is at the heart of what we do. We ensure properties are presented to a high standard, provide clear check-in information, offer local recommendations and remain available if guests need assistance during their stay.
If any issues arise during a stay, we deal with them promptly and coordinate with cleaners, contractors or maintenance professionals where required.
Being locally based means we can respond quickly and ensure any problems are resolved efficiently.
Cleaning and laundry can be handled either by the owner’s own team or coordinated by us, depending on the service level chosen.
For owners who prefer a more hands-off approach, we can arrange professional cleaning and laundry services to ensure the property is prepared to a high standard for every guest.
This depends on the level of management service the owner chooses.
For owners using our full-service management option, we coordinate trusted local contractors and handle maintenance issues on the owner’s behalf. Owners who prefer to manage maintenance themselves are also welcome to do so, with us keeping them informed of any issues that arise.
We offer two levels of management service.
Our core service is a 10% management fee based on net revenue (after booking platform fees). This covers marketing, listing management, guest communication, booking management, pricing strategy, revenue monitoring and review management.
Owners can also upgrade to a 15% management fee, which includes coordination of cleaning and changeovers, laundry, maintenance and contractor management.
Yes. We can provide guidance on important requirements such as fire risk assessments and other compliance considerations to help ensure the property is operating safely and responsibly.
We use dynamic pricing software combined with local market knowledge to adjust rates throughout the year.
Pricing is influenced by seasonality, demand trends, local events and booking patterns to ensure the property remains competitive while maximising revenue.
Yes. Dynamic pricing allows us to adjust nightly rates based on demand and market conditions.
We combine pricing technology with our own local knowledge of the Shropshire market to ensure properties achieve the best balance between occupancy and nightly rate.
This depends on how involved you would like to be.
Some owners prefer a more hands-off approach where we manage bookings, pricing and guest communication, while others like to stay more involved. Our service is flexible and designed to reduce the day-to-day hassle of running a holiday let.
During quieter periods we adjust pricing, promote shorter stays where appropriate and ensure the property remains visible across multiple booking platforms.
We also highlight seasonal attractions, events and experiences in the area to encourage guests to visit Shropshire outside peak periods.

A well-run holiday let in the right location can generate strong annual income. Demand for high-quality countryside accommodation in Shropshire continues to grow, particularly for properties that are presented well and positioned correctly online.
As part of our consultation process we review your property, analyse comparable listings and local demand, and provide an estimate of its potential revenue. With the right pricing strategy, marketing and guest experience, many properties are capable of achieving impressive returns.
A wide range of properties can work successfully as holiday lets when they are presented and positioned correctly.
While features such as countryside views, character, outdoor space or proximity to attractions can be a bonus, many different types of properties perform well with the right approach to presentation, pricing and marketing.
Our role is to identify what makes each property unique and ensure it stands out to the right type of guest.
Not necessarily. Many owners live some distance away from their property.
Working with a local management company can make this much easier, as we can handle guest communication, logistics, maintenance coordination and day-to-day operations on the owner’s behalf.
Many owners find professional management worthwhile because it removes the time and stress involved in running a holiday let.
Managing bookings, guest communication, pricing, marketing and logistics can quickly become time-consuming. Working with a management company allows owners to benefit from professional systems, pricing tools and marketing while focusing on the income the property generates.
